If the property is in an HOA, there must be no short-term rental restrictions. For rented properties, we require permission from the landlord to sublease and permit short-term rentals. Additionally, your home must comply with city regulations and obtain any required licenses.

Please note, XKP Enterprise's World Class packages are available only for properties in areas with a population of 30,000 or more, or within 20 minutes of a city with a population of 30,000+. Properties in smaller populations may be limited to the First Class pricing package.

Yes, XKP Enterprises is covered with $1 million in liability insurance, providing a basic level of protection for guest injuries. If you choose our "World Class" pricing package, we also offer coverage for damages caused by guests, up to $1,500.

However, this coverage does not extend to major property damage unrelated to guests, such as issues with the foundation, plumbing, appliances, HVAC, etc. For full protection against these risks, we highly recommend obtaining separate property insurance to ensure you're covered for any unexpected events. This will give you peace of mind knowing your property is fully protected.

To successfully manage our properties, XKP Enterprises holds the account for the listings. However, through our client portal, you'll have access to the following:

Additionally, we send you a monthly report with a detailed breakdown of each guest's payment and other relevant information. We aim to keep everything transparent so you can easily monitor the progress and success of your property!

We charge a $199 onboarding fee when you join us. Once your bookings begin, our pricing packages range from 10% to 20% of the nightly rate, depending on the services you choose. For packages between 15% and 20%, we cover the cleaning costs, which means we retain the cleaning fees. We do not directly assist with determining the legality of short-term rentals (STR) for your property or obtaining permits and licensing. However, if short-term rentals are not allowed in your area, we offer mid-term rentals as an alternative.
